CalculateForeclosure Tax

• In my county, we are charged a foreclosure tax that is set at .45 per every one hundred dollars of the winning bid. 

• This is a figure that many of you may not be aware of.  FlipSmart just saved you a ton of money just by reading this!

• The county assesor's web site will list the features of a home.  FlipSmart has an area on the main page of the program to input this data.

• Now, at a quick glance, get all the info on that property without having to go to the Internet.

• There are also four (4) shortcut buttons.

  Each button will open a new web page. This is just a quick way of opening the web pages you should be using as a real estate flipper.

• There is also an area for four (4) comps so you know exactly what other properties similar to yours are selling or have sold for.

NOTE: FlipSmart does not give you access to your areas MLS.  You have to already be a member of your local MLS service.

• Also on the main page of the FlipSmart program is a summary of your expenses.

• Each room or area you will spend money on will have its total in clear and easy to read text.

• You will also see other expenses listed. Some of you first time flippers may never think of these other expenses.
